Why Building Owners Choose Metal

A roof is a line item you want to see as rarely as possible. These are the reasons owners and property managers give us when they choose metal, and most of them hold for a house too.

Standing Seam vs Corrugated

We install both on commercial and residential buildings, and we will tell you which one fits yours. Here is the difference in plain terms.

What Goes Into a Metal Roof

The panels are the part you see. What keeps a metal roof dry for decades is the deck under it, the membrane at the edges, and the trim where panels meet walls, parapets, rooftop units and each other. Every metal roof we install, on a warehouse or a house, starts with a full tear-off down to the deck. We do not lay metal over an old roof.

The Layers, Deck to Ridge

Tear-off and deck inspection. The old roof comes off down to the sheathing. We walk the deck, replace any soft or rotted plywood and re-nail anything loose, because a metal roof is only as flat and solid as the wood under it.

Ice and water shield. Self-adhering membrane at the eaves, in the valleys and around every penetration, which is where Connecticut ice dams push water back up the roof.

High-temperature synthetic underlayment. Metal gets hotter than shingles in the sun. The underlayment across the rest of the deck is rated for that heat so it does not soften or bond to the panels.

Metal panels. Standing seam panels on concealed clips, or corrugated panels through-fastened with gasketed screws, laid from the eave up and lapped away from the weather.

Trim, flashing and ridge closure. Eave and rake trim, flashing at walls and chimneys, pipe boots made for metal, and closures under the ridge cap that keep wind-driven rain, snow and insects out of the panel ribs.

Commercial Buildings, Homes and Financing

Metal fits some roofs and not others. Here is where it belongs on a commercial building, where it belongs on a house, and how most owners pay for it.

  • Commercial Buildings – Metal suits pitched roofs on warehouses, shops, offices and multi-unit buildings. Flat and low-slope roofs get TPO, EPDM or GAF Liberty instead. What we install on commercial roofs
  • Homes – Standing seam on the house, corrugated on the garage or barn, both on a full tear-off. Our residential roofing page
  • Financing – Monthly payment plans through a third-party lender, with details on the estimate visit. Financing options

Metal Roofing FAQ

Commonly 40 years or more, and standing seam often goes longer. That is roughly twice the life of an asphalt roof in this climate. Rust is not the limit when the panel and the detailing are right. Steel panels are galvanized or alloy-coated and then painted, so bare steel never sees water, and aluminum panels do not rust at all. Where rust does show up it is usually at a bare cut edge or a mismatched fastener, so how the roof is trimmed and fastened matters as much as which panel you buy.

Yes. Pitched roofs on warehouses, shops, offices, barns, equipment buildings and multi-unit housing all take standing seam or corrugated metal. We handle a commercial job the same way we handle a home: full tear-off, deck inspection, membrane, underlayment, panels and trim. Our commercial roofing page covers everything else we install on commercial buildings.

Metal wants pitch. On a flat or low-slope roof, water sits at the laps and seams instead of running off, so that is not where we put it. For those roofs we install TPO, EPDM or GAF Liberty self-adhering roll roofing, all covered on the commercial roofing page. If part of your building is pitched and part is flat, we quote the two systems together.

Usually corrugated, exposed-fastener panels. A warehouse roof is large, simple and rarely seen from the street, so the economy of a through-fastened system makes sense and the screws are easy to reach when they need a look. Standing seam earns its place on retail, offices and any roof that faces the customer, or where you want no fastener penetrations at all. We price both if you want the comparison.

Not on a house. The panels sit on a solid plywood deck with underlayment between, and the attic insulation sits under that. From inside, most owners cannot tell rain on metal from rain on shingles. The tin-roof noise people remember comes from open-framed barns and sheds with no deck at all.

Some contractors do. We do not. Every metal roof we install, commercial or residential, starts with a full tear-off so we can inspect the deck, replace anything rotted and lay new ice and water shield and underlayment on a clean surface. Metal over an old roof hides whatever is wrong under there and puts a roof that should last decades on a deck no one has seen. Our roof replacement page explains why we take the same position on shingles.

Everlast and McElroy Metal most often. Both make standing seam and corrugated panels for commercial and residential roofs. If your architect or spec calls for another manufacturer, we will install it. Send us the spec and we will price it.

Yes, and often all at once when the sun warms the panels. That is good for the structure and bad for whatever is underneath. Many owners add snow guards over entry doors, loading docks, walkways, decks and parking spots. Snow guards hold the snow in place so it melts off instead of dropping in one sheet. Bring it up on the estimate visit so it is part of the plan.

It can. Some insurers give a discount for a metal roof because it does not burn and holds up to hail. Others treat it like any other new roof. Ask your agent or broker before you sign so the number is part of the decision. If you are replacing a roof after a storm, the storm damage page explains how a claim works.
