Commercial Roofing Systems We Install

Flat and low-slope roofs fail at the seams, the drains and the edges, not out in the field. We install the systems below because each handles those points differently, and we tell you which one fits your building rather than selling the one on the truck.

What a Commercial Roof Needs That a House Does Not

A flat roof is a shallow basin with equipment sitting on it. Getting it right is about water, weight and the people working underneath it.

SCHEDULED AROUND YOUR BUSINESS

Get a Proposal for Your Building

A free inspection, core samples if needed, and a proposal that names the system and the warranty.

Who We Roof For

Retail plazas, warehouses, offices, medical and professional buildings, houses of worship, multi-family and mixed-use across Connecticut. Property managers get one point of contact and closeout documents they can file.

Warranties on Commercial Systems

Manufacturer warranties. TPO, EPDM and GAF Liberty systems carry manufacturer warranties when they are installed to the manufacturer specification, with terms that depend on the system and the assembly. We register them and hand you the paperwork.

Coating warranties. Fluid-applied systems carry a warranty tied to the thickness applied, which we measure and document during the job.

Our workmanship warranty covers the installation itself on every system we put down.

One Roof, One Contractor, One Warranty

Epic Exteriors installs and replaces commercial roofs across Connecticut. We do not run maintenance contracts and we do not patch failing membranes. If your roof is leaking, we inspect it, tell you whether a coating, a recover or a replacement is the right fix.

Storm Damage and Insurance on Commercial Roofs

Wind and hail take commercial roofs too, and the claim works the same way at a larger scale.

  • Storm Damage – Lifted seams, punctures and hail-bruised membranes documented for your carrier. How we work a claim
  • Emergency Dry-In – Temporary protection over the breach first, then inspection and scope
  • Financing – Same options as residential for owner-occupied projects, ask on the inspection visit

Commercial Roofing FAQ

Thermoplastic polyolefin, a white single-ply membrane rolled out in sheets and heat-welded at the seams. It reflects sunlight, stands up to grease from rooftop exhaust, and is the most installed flat-roof system in the country.

TPO is white and reflective with welded seams, and it wins where cooling costs and rooftop grease matter. EPDM is black rubber, stays flexible in the cold, and has the longer track record in New England. On most buildings either works. Ponding, rooftop equipment and budget decide it.

TPO and EPDM systems installed to specification typically run 20 to 30 years. A coating adds 10 to 20 years to a sound roof. What shortens any of them is ponding water, unflashed penetrations and wet insulation, which is why the inspection comes first.

Sometimes. Code allows one recover over a dry, well-attached existing roof. Core samples tell us whether the insulation is wet. If it is, a recover traps the water and fails early, and we will recommend a tear-off instead.

Yes, most of our commercial work is. GAF Liberty and mechanically fastened systems mean no torch or open flame, deliveries are timed around your hours, and every section is watertight before the crew leaves for the day.

Square footage, the system, whether it is a recover or a tear-off, insulation thickness and R-value, drainage changes, the number of penetrations and rooftop units, and crane access. The proposal breaks it out line by line.

No. We inspect commercial roofs at no charge and tell you what they need. When the answer is a coating, a recover or a replacement, we install it. We do not patch membranes or sell maintenance plans.

Yes. Offices, multi-family and mixed-use buildings with pitched roofs get the GAF Timberline HDZ system, installed to the same specification as our residential work.

Yes. We document the damage, meet the adjuster on the roof and provide the scope. The process is the same as a residential claim and is covered on our storm damage page.
