Signs It Is Time to Replace Your Roof

Most Connecticut roofs give plenty of warning before they fail. Here is what we look for on an inspection, and what each one usually means.

Why We Tear Off Instead of Roofing Over

Connecticut code allows a second layer of shingles over the first. We do not do it, and you should know why before someone quotes you a cheaper overlay.

What Goes Into an Epic Exteriors Roof

A roof is a system, and the shingle is only the part you see. Every replacement we install uses the complete GAF system, so the warranty covers all of it, and FORTIFIED Roof construction is available as an option if you want the higher wind and water standard.

The Layers, Top to Bottom

GAF Timberline HDZ shingles. The most installed architectural shingle in North America, with the LayerLock strip that earns its wind rating.

Ridge cap and starter strip. Purpose-made pieces at the ridge and the eaves, where cut-up shingles fail first.

Ice and water shield. Self-sealing membrane at the eaves, in the valleys and around every penetration, which is exactly where Connecticut ice dams push water.

Synthetic underlayment. Over the whole roof sheathing as the second line of defense under the shingles.

Ridge vent and intake. A roof that breathes lasts longer and keeps the attic from cooking the shingles from below.

New flashing. Step flashing at walls and chimneys and new pipe boots. We do not reuse old flashing.

A New Roof Should Not Wait for a Leak

Epic Exteriors replaces roofs across central Connecticut with a complete GAF system. Financing is available with monthly payment plans. It starts with a free inspection.

Insurance, Financing and When to Schedule It

Three questions come up on almost every replacement estimate: who pays, how to spread the cost, and whether it can wait until spring.

  • Insurance Claims – Storm claims usually cover replacement minus your deductible. How we work a storm claim
  • Financing – Monthly payment options, details below or on the estimate visit
  • When to Replace It – March through December, but a leak does not wait for the calendar

Roof Replacement FAQ

One day for most single-family homes in our area, two for a large, steep or cut-up roof. Weather can add a day. We do not leave a roof open overnight. If a day runs short, the exposed section is dried in before the crew leaves.

If a covered event like wind or hail caused the damage, usually yes, minus your deductible. Age and wear are not covered. We document the damage and work with your adjuster. The storm damage page explains the process.

Yes. We offer financing through a third-party lender with monthly payment plans, and decisions usually come back the same day. Details are in the financing section below and on the estimate visit.

Roof size and pitch, how many layers come off, the condition of the roof sheathing, the number of penetrations and valleys, and the shingle line. Our instant roof estimate gives you a range from your address in about a minute.

No. Every replacement is a full tear-off so we can inspect the roof sheathing, replace any rotted plywood, and install the complete GAF system the warranty requires.

Every roof we install is eligible for the GAF System Plus Limited Warranty, and the Silver Pledge Limited Warranty is available as an upgrade. We register both as a GAF Certified Plus contractor, and both come with our own workmanship warranty. Details are on our GAF warranty page.

Generally not on a primary residence, though it adds to your cost basis when you sell, and some energy-efficient upgrades qualify for credits. Ask your tax adviser.

No. We need driveway access for the dumpster and the material delivery, and we ask you to move cars and cover anything fragile in the attic. Otherwise the crew works while you are at work.

We replace it. The estimate lists a per-sheet price for sheathing up front, so there is no surprise number if we find it, and we photograph anything we replace.
